When the lift, stairs or doorway are too small

A large item can be delivered all the way to a building only to find it can't reach the apartment, rooftop or work area. Common culprits: narrow stairwells, small lifts, tight corners, fixed balustrades, restricted loading zones and items that can't be safely dismantled.

Where the site is suitable, a rope access haul moves the item externally and lands it directly onto a balcony, through an opening or onto a rooftop. Compared with a crane, this can mean:

  • No crane hire or minimum-day rates
  • Fewer permits and road-closure applications, in most cases
  • Shorter lead times and less site disruption

The most appropriate method still depends on the item, building and surrounding access, which is what the assessment confirms.

A safe haul depends on far more than lifting capacity. We assess the load, attachment method, anchor system, landing area, building clearance, wind exposure and how the item is controlled throughout. Depending on the project, our service includes:

  • Reviewing your photos, dimensions, weight and site info
  • Completing a site assessment where required
  • Planning the lifting, lowering and landing sequence
  • Selecting rated rigging and hauling equipment for the load
  • Establishing exclusion zones and coordinating the work area
  • Rigging tension and tag lines to keep the load controlled and off the facade
  • Protecting contact points and confirming the attachment method
  • Lifting or lowering under the direction of the lift supervisor
  • Coordinating with your removalist, builder or trades at the landing area

Depending on the load, building configuration and available access, our team can build a controlled, efficient hauling system. Equipment we may use includes:

  • Electric rope winches and powered ascenders for controlled lifting and lowering
  • An Arizona Vortex multipod to create suitable high-directional rigging points where required
  • Tension lines, tag lines and load-control systems to keep the item off the facade
  • A vacuum glass lifter for safely handling suitable glass panels

What makes a site suitable?

What makes a site suitable?

Rope access hauling is highly site-specific. Before confirming a lift we generally need:

  • A suitable overhead rigging point. A rated or otherwise suitable high point above the landing area. Existing rope access anchors may help, but their layout, rating and suitability for the load must be assessed.
  • Adequate head height. A few metres of clear height above the landing area so the haul system can lift and position the load.
  • A way to control the load from below. A ground-level anchorage or control point for tension and tag lines: suitable anchors, robust structure, an established tree or a correctly positioned vehicle.
  • A clear lifting path. A clear route that avoids awnings, balconies, trees, powerlines, signs and other obstructions.
  • A suitable landing area. The balcony, opening or rooftop must have enough space and a safe team position to receive and move the item.
  • Acceptable roof and access. Tiled roofs frequently make the operation unsuitable due to access, fragility and rigging limits. Alternative arrangements may be considered where available.
  • Appropriate weather. Strong winds, rain or unsafe conditions can postpone a lift. Wind makes a suspended load hard to control, especially near a facade.
  • Building approval and access. For apartment buildings the client generally needs body corporate or building approval and must arrange rooftop, common-area and apartment access.

What we need from you

What we need from you

Give us the following and we can tell you whether rope access is likely to suit your project, often without needing a site visit:

  • Photos of the full building elevation and proposed lifting path
  • Photos of the balcony, window, rooftop or landing area
  • Photos of the ground-level setup area and surrounding obstructions
  • Item dimensions and estimated weight
  • Details of any existing rooftop anchor or rope access system
  • Confirmation the item can safely pass through the balcony or window opening
  • Confirmation of body corporate, building management or site approval
  • Rooftop, apartment and common-area access on the day

For most items we can lift them as they are, but for furniture we generally recommend having the item wrapped and ready before our team arrives. Wrapping should be secure, with no loose material that could catch the wind or interfere with rigging. Remove drawers, cushions, shelves or fragile parts where practical. Our team determines the final rigging and attachment method, and we may decline to lift an item if its construction, packaging, condition, weight or attachment points make it unsafe to suspend.

Can rope access replace a crane?

Sometimes. For suitable loads and buildings, rope access hauling can be a more efficient and cost-effective alternative to a mobile crane or large external hoist, and may reduce road occupation, plant mobilisation and permits.

It isn't right for every lift. Heavy loads, long reaches, unsuitable anchor locations, fragile roofs, restricted ground access or poor load-control conditions may mean a crane or mechanical hoist is more appropriate. We'll tell you honestly when another method is the better call.

Where the building and item are suitable, we set up a rope access hauling system above the balcony or opening, attach the item using an assessed rigging method, and use controlled lifting and tension lines to keep it off the facade. The landing team then receives and moves the item into the apartment.

Yes. Couches and lounges are common items for us to assess. We need dimensions, approximate weight, building photos, balcony opening size, overhead rigging options and a clear lifting path before confirming a lift is suitable.

It can be for suitable sites and loads, because it may need less plant, mobilisation and road occupation. It isn't automatically cheaper for every project, and some lifts are better completed with a crane or mechanical hoist.

Usually, yes. Apartment residents should get approval from the body corporate or building manager and arrange access to the rooftop, common areas and apartment before the lift date.

A suitable overhead rigging arrangement is required, but an existing anchor system alone doesn't automatically make a lift possible. The anchors, layout, rating, structure and proposed load must all be assessed for the intended use.

Tiled roofs commonly make hauling unsuitable because they can restrict safe access and rigging and may be fragile. We can review whether another safe access or high-point arrangement is available, but many tiled-roof sites can't be completed with this method.

Only when conditions allow the load to stay controlled. Strong winds can make a suspended item swing toward the building, so a lift may be postponed even when the rest of the site is ready.
