Around 400 L of concrete repairs on an eight-storey building, every step photographed to a live progress map the committee could log into.
The Grove is a small eight-storey building in Broadbeach. The committee engaged us for concrete and crack repairs, and paint defects flagged in another contractor's façade inspection. That report had no measurements, so we quoted to a set allowance for each defect category.
Before we started we set up a custom map the committee could log in to and watch progress photos throughout the job, seeing the real repair sizes and the step-by-step process for each one. Every step was documented for full traceability, which is something we now do on nearly every repair job. Our site supervisor liaised with the body corporate daily and our operations manager stayed in close contact with meetings on site.
Once the repairs were underway the leading cause of the spalling became clear, along with why the defects were larger than first reported. We completed roughly 400 L of concrete repairs, 20 lineal metres of crack repair and around 30 paint blister repairs.
