Kapalua is a small building in Main Beach. It once had a pebblecrete façade that had been coated in a very thick membrane paint. That coating is great at keeping moisture out, but once water gets behind it, it tends to trap it, and it was hiding the true extent of the concrete repairs presenting on the façade.
We were engaged to undertake several repairs on the eastern elevation. What looked small from the ground turned into some of the most complex concrete repairs I've done, so we brought in Shane from Structural Diagnostics to help with the scope and the steel replacement strategy, as a lot of the steel had lost more than 20% of its cross-sectional area.
The team did an excellent job completing very complex repairs without removing the window frames, setting up internal protection so residents could stay in their homes throughout the works.
