Diagnostic AAMA 501.2 water testing that found the real leak cause, then a targeted repair rolled out across 25 more units, avoiding a full window replacement.

Condor is a 28-storey building in the heart of Surfers Paradise. After a leak investigation, the building had been advised to replace all the windows on the façade. One unit was done as a trial and, if anything, it leaked more than before.

We were engaged to water test a unit with an engineer overseeing it. We cut out the sealant that was covering the weep holes and blocking the sub-sill drainage, removed and replaced the window perimeter seals, sealed the angle flashings where needed, installed additional expansion joints at some of the cold joints and carried out minor crack repairs. Perimeter seals were done with a quality fast-cure hybrid sealant and painted for UV stability.

We retested the unit on the AAMA 501.2 rig and it passed. On the strength of that, the committee engaged us to repeat the fix, and we went on to complete another 25 units, avoiding a full and far more expensive window replacement.
